 DCT Industrial is a leading real estate company specializing in the ownership, acquisition, development and management of bulk distribution and light industrial properties. We have elected to be treated as a real estate investment trust, or REIT, for U.S. federal income tax purposes.

 The properties we target for acquisition or development are generally characterized by convenient access to major transportation arteries, proximity to densely populated markets and quality design standards that allow for easy reconfiguration of space.

 SCLA is the Southern California Logistics Airport, DCT Industrial’s development joint venture in California's Inland Empire, one of the most dynamic distribution markets in the U.S. with access to ports in Los Angeles and Long Beach, and in close proximity to major highway and railroad routes. 10.What is a REIT?
 

A REIT (Real Estate Investment Trust) is a company that owns, and in most cases, operates income-producing real estate such as apartments, shopping centers, offices, hotels and warehouses. Some REITs also engage in financing real estate.

To qualify as a REIT, a company must distribute at least 90 percent of its taxable income to its shareholders annually. A company that qualifies as a REIT is permitted to deduct dividends paid to its shareholders from its corporate taxable income. As a result, most REITs remit at least 100 percent of their taxable income to their shareholders and therefore owe no corporate tax. Taxes are paid by shareholders on the dividends received and any capital gains. Most states honor this federal treatment and also do not require REITs to pay state income tax.
